Job Purpose:

Plan and implement the Café Mesra expansion strategy to optimize its brand presence across multiple locations, increase revenue through outlet growth and new site acquisition, and to maximize profits by negotiating favourable commercial terms for the company for these new sites. To support the head of department in performance reporting, assist with budget preparation, analyze trends, and deliver actionable insights to support decision-making across the business.

This role focuses 60% on Business Analysis andstrategic insights to support data-driven decisions, and40% on Site Acquisition, ensuring optimal locations are identified and secured for expansion.

Principal Accountabilities:

Business Development & Network Expansion
  • Plan and implement the Café Mesra expansion strategy for both short and middle term to maximise the profit, revenue and brand presence efficiency from the new sites acquired, delivering established company targets. Responsible to conduct presentation to Mesra’s site selection committee on new site proposals and to ensure all queries are effectively addressed during the presentations.

Review of Commercial Terms in Contracts

  • Work closely with Group Legal to review contracts involved in site acquisition in a timely manner to ensure terms are favourable to the company and to the brand. Possess understanding on contract drafting and its implications. See to the full execution of contract in timely manner, and to ensure all tenant’s contractual obligations are performed, including but not limited to, payments of fees and deposits.

Project Evaluation & Management

  • Manage the development and enhancement of Complementary Business’s business model opportunities which includes sensitivity analysis and review financial evaluation for business opportunities/CAPEX requirement using business modelling tools, to ensure value creation to PDB Group.
  • Work closely with Project Delivery team to ensure the site renovation for new outlets is done in accordance with agreed manner and timeline to avoid penalty imposition. Also to ensure to landlord’s provisions are delivered before site handover.

Operations & Landlord Management

  • Work closely with finance team to ensure prompt payment of rentals as per contractual obligations and to ensure renewal of contracts are executed in timely manner with favourable terms upon obtaining management’s approval.

Performance Monitoring & Reporting

  • Develop and maintain Power BI dashboards for real-time monitoring of business performances and opportunities. Track performance against targets; highlight trends, outliers, and opportunities for improvement. Provide regular reports with performance summaries and trend analyses and to present the analyses in formats that can be easily understood.

Financial Analysis of New opportunities

  • Manage the development of valuation model which can be enhanced and tested under various scenarios and sensitivity analysis through continuous evaluation and analysis in order to ensure recommendation on the valuation range are made to guide business investment decisions, to support MESRA and Complementary Business’s growth agenda.

Ad-hoc Responsibilities:

  • Support any ad-hoc tasks, special assignments, or projects as requested by the Head of Department, or company leadership.

Qualifications:

  • Bachelor’s degree in Business Administration, Real Estate, Finance, Economics, or a related field.

Experience:

  • Minimum 5–8 years of relevant experience in business analysis, site acquisition, or retail expansion.

Skills & Competencies:

  • Strong analytical and financial modeling skills; proficiency in Excel, Power BI, or other BI tools.
  • Proven business acumen with experience in managing budgets and cost control.

  • Excellent communication and negotiation skills with the ability to influence internal and external stakeholders.

  • Strategic mindset with the ability to translate data into actionable business insights.

  • Knowledge of local real estate market, regulatory processes, and commercial lease structures.

  • Strong understanding of legal, property, and planning frameworks relevant to site acquisition.

  • Demonstrated ability to work cross-functionally in a fast-paced, evolving business environment.

Working Conditions:

  • Hybrid work setup with both office and field-based responsibilities.

  • Frequent travel required for site visits, negotiations, and stakeholder engagement.

  • May involve extended working hours or weekend availability during project peaks.

  • Must manage multiple priorities in a fast-paced, results-driven environment.

  • Regular coordination with internal teams and external parties including landlords, local authorities, and consultants.

  • Must comply with internal policies, safety standards, and legal regulations during acquisition processes.
